Abstract

Planning and Design of a Mixed-Use Building in Straat A, Kupang City, aims to create a multifunctional structure that not only meets functional needs but also serves as a City Gate reflecting the city's identity and image. This study begins with a background highlighting the importance of city gates in shaping urban image and identity. The Urban gate, as a physical element that represents the city's essence, culture, and characteristics, plays a crucial role in establishing urban balance and branding. Straat A, which was once a colonial main route and a Urban Gate, now faces several critical issues. These problems include functional, structural, form and aesthetic aspects, as well as ecological concerns. This research aims to effectively utilize the potential of the area by designing a Mixed-Use Building that includes a mall, hotel, and office spaces, which will not only fulfill economic functions but also act as a city Landmark. The research methodology involves direct observation, interviews with informants and experts, visual documentation, and document studies to gather data on site conditions and planning policies. The results of this study indicate that the proposed design can enhance land use value and address structural and ecological issues while maintaining the aesthetics and function as a Urban Gate. The conclusion of this research emphasizes the importance of integrating the building's functions with its role as a symbol of the city's identity. The final design is expected to contribute to the development of Straat A as a business and trade center that supports the city's economic growth while strengthening the city's image as a dynamic gateway and serving as a starting point for visitors and local communities.
